The project involved the refurbishment of the existing building areas and installation of all new MEP services to serve the 3 floors of CAT A office space, basement car parking and ancillary spaces.

The existing building facade, roof and structure shall be retained whilst the internal finishes stair core and lifts were refurbished. Box Twenty were appointed to provide RIBA Stage 3 Performance specification as well as client technical advisor to review the contractors proposals and installation.

The new MEP services were designed to provide increased flexibility of the office space and to enable individual tenants to rent out a quarter of each floor plate compared to the previous building only enabling each floor to be split in half.

Additionally, the services were designed to the latest BCO guidance which resulted in an uplift of ventilation requirements compared to the existing strategy. Rather than significant changes to the building structure to enable the increased servicing provision MVHR units were installed on each floor plate to serve local areas giving both the required increased service provision and flexibility the client desired.

The project also looked to achieve a BREEAM Excellent rating, to appeal to prospective tenants Box Twenty ensured that all relevant MEP credits were targeted as part of our works. Due to the successful refurbishment works and the flexibility provided the project won the BCO South of England and South Wales Best Refurbished/recycled award 2024.
