Redevelopment of the former Youngs brewery site on Wandsworth High Street for Greenland Developments. Phase 2 is the provision of 325 high quality residential apartments across 6 buildings. One of these is a 40-storey tower and Building 8 is a listed building to be sympathetically refurbished. 

We connected to existing infrastructure provided under the Phase 1 contract of works including a central energy centre which provides heating and hot water via CHP and gas-fired boiler plant to serve Phase 2.

Services are run within basements and over a pedestrian footbridge. The development is required to achieve compliance with the London Plan and Building Regulations requirements with 25% minimum improvement on Part L and Code for Sustainable Homes level 4. We undertook extensive modelling of the apartments to test overheating and determine where mechanical cooling may be required.

We also undertook the detailed design of the basement smoke ventilation systems on behalf of the contractor.  This involved the full design of all basement ventilation systems, including general plant room ventilation, general smoke extract and lobby smoke extract systems.  There was added complexity as the general system needed to provide day to day ventilation as well as smoke extract in the event of a fire.  We carried out a full validation of the system strategy with the fire engineer and the smoke ventilation specialists.  We then produced distribution drawings and sized all ductwork, smoke dampers, heating coils and fans.  Finally, we produced the cause and effect matrix to allow the control panels to be procured and presented the scheme to Building control to demonstrate compliance to the Building Regulations and gained full approval.  This scheme was successfully installed and commissioned with all necessary approvals.
